Scott Chaproniere brings a strategic, asset-focused approach to commercial property management, with particular expertise in retail property, shopping centres and complex multi-tenanted assets.
As Realmark Commercial’s Senior Retail Property Specialist, Scott manages a diverse portfolio of more than 130 commercial tenancies across Western Australia. His experience spans shopping centres, mixed-use developments, office and industrial properties, giving him a strong understanding of the operational, financial and commercial factors influencing asset performance.
Scott combines technical knowledge with sound commercial judgement to protect income, manage risk and support long-term property performance. His expertise includes lease administration and negotiation, budgeting and outgoings, arrears control, market rent reviews, statutory compliance, contractor procurement, capital works and tenant engagement.
Working closely with property owners, Scott develops practical management strategies aligned with their investment objectives. This includes identifying opportunities to improve occupancy, strengthen tenant retention, control expenditure, maintain compliance and enhance the presentation and functionality of an asset.
Scott also plays an important role in strengthening Realmark Commercial’s specialist retail capability. He works collaboratively with landlords, retailers, developers, consultants and the wider Realmark team, bringing practical operational insight to established assets, repositioning projects and new developments.
Beyond managing his portfolio, Scott contributes to internal systems, procedures and reporting frameworks that improve consistency, accountability and service delivery. As an MRI Software Champion, he supports the continued development of property management technology, reporting and workflows across the business.
Scott believes effective property management should extend beyond day-to-day administration. His approach is proactive, considered and commercially focused - identifying issues early, providing clear recommendations and giving property owners greater confidence in the performance and future direction of their assets.
