Perth property market continues to set the pace

Perth continues to lead the national housing story, standing out as one of Australia’s strongest and most competitive property markets as 2025 draws to a close.

The latest Cotality data shows Perth dwelling values rose 2.4% in November, 7.4% over the quarter, and 13.1% over the past year, pushing prices to a new record high. While growth has moderated slightly in some eastern states, Perth’s momentum remains firmly intact, supported by strong demand and limited supply.

Much of this growth is being driven by the more affordable segments of the market, where buyer competition continues to outpace the number of homes available. This has kept upward pressure on prices and reinforced Perth’s position as a standout performer among the capital cities.

Speed is another defining feature of the current market. Homes in Perth are now selling in a median of just nine days, making it one of the fastest-moving markets in the country. Low listing volumes compared to last year mean well-presented properties are attracting strong interest quickly, often with multiple buyers competing.

The rental market tells a similar story. Perth rents are up 5.9% year-on-year, and yields remain among the strongest of all capital cities, continuing to attract investor attention. Tight rental conditions are reinforcing demand from both investors and owner-occupiers, adding further pressure to an already constrained market.

For sellers, these conditions present a clear opportunity, but success still depends on getting the fundamentals right. Pricing accurately, preparing thoroughly and timing the launch well can make a meaningful difference to the outcome. For buyers, the environment rewards clarity, speed and confidence, with decisive action often required to secure the right property.
