Leederville has cemented its reputation as one of Perth’s premier food, beverage and entertainment destinations, with new research showing the precinct is performing strongly in the face of wider retail challenges.
According to a retail snapshot prepared by Y Research for Realmark Commercial, Leederville contains 21,816 square metres of retail space and currently has just 506 square metres advertised as vacant, across six tenancies. This equates to a vacancy rate of 2.3%, well below the average of 10% recorded across Perth’s five inner northern hubs, which include Subiaco, Mount Lawley, Mount Hawthorn and North Perth.
Realmark Commercial has been a key driver of this success, securing several of Leederville’s most recent high-profile transactions. These include Perth’s first self-serve Acai Bar Berry Bae, contemporary Korean restaurant Seoul Hoppers, and Gelato Messina, which is set to join the precinct soon, alongside a suite of operators within Electric Lane such as Powell’s Fromagerie & Wine Bar, Abacus Espresso and Fushi. Spud Street has also taken up space on Carr Place, adding to the area’s diverse offering.
Leederville’s tenancy mix, anchored by entertainment operators such as Luna Cinemas and the Leederville Hotel and complemented by a growing base of food and beverage retailers, has reinforced the precinct’s resilience. In contrast, larger precincts such as Subiaco have been grappling with vacancy rates of 12.5%, underpinned by long-term dormant sites.
