From Bullsbrook to Broome: Realmark Commercial builds momentum in the WA retail landscape

Neighbourhood shopping centres continue to play an increasingly important role across Western Australia, providing more than just convenience retail for growing communities.

As residential growth accelerates across Perth’s outer corridors and regional WA, neighbourhood centres are becoming critical economic and social infrastructure. More than just retail destinations, they provide the essential services communities rely on daily while creating local employment and activating growing suburbs. In many growth corridors, neighbourhood centres are no longer following population growth, they are helping drive it.

The ongoing demand is continuing to drive strong leasing activity across the sector, with Realmark Commercial’s Retail Projects Team delivering a series of standout results across multiple neighbourhood retail developments throughout Western Australia. Led by Director Michael Richardson alongside Alix Proudlove, Fletcher Wolpers and Cassie Haigh, the team has established itself as one of WA’s leading specialists in neighbourhood centre leasing, with a strong focus on creating balanced retail mixes that support both developers and local communities.

Among the team’s recent successes, Kingsford Village in Bullsbrook achieved 98% leasing before opening, reflecting strong retailer confidence in the rapidly growing northern corridor.

Treeby Junction Shopping Centre was fully pre-leased prior to construction commencing, while the team was also appointed to assist with leasing the final six tenancies at Woolworths Eglinton, achieving a 100% success rate.

At Maida Vale Junction, the project reached 70% pre-leasing within just four weeks of hitting the market, highlighting continued retailer demand for well-positioned neighbourhood centres in growth areas.

According to Michael Richardson, the strength of the market continues to be driven by the long-term fundamentals behind neighbourhood retail.

Neighbourhood centres continue to perform because they provide essential services people use every day.In uncertain economic conditions, retailers are placing greater importance on convenience-based locations with strong surrounding population growth and consistent customer traffic.
What is particularly important is creating the right mix of tenants for each community. Successful centres are not just about filling space, they are about delivering a retail offering that genuinely supports the way people live, work and connect locally.

The success of these projects has also strengthened Realmark Commercial’s position within the broader retail property sector, helping secure a major static centre leasing appointment with Centuria across the state.

The Retail Projects Team has now been appointed across over half of Centuria’s WA retail portfolio, including Halls Head Central, Bunbury Centrepoint, Busselton Boulevard, Chester Pass Mall Albany, Cottesloe Central, Northgate Geraldton, Northlands Balcatta, Mandurah Greenfields, Broome Boulevard, and Erskine Central.

The appointments further reinforce growing confidence in neighbourhood and sub regional retail centres across both metropolitan and regional WA, particularly as population growth, housing development and changing consumer behaviour continue reshaping retail demand.

For developers, investors and retailers alike, neighbourhood and sub regional centres remain one of the most resilient sectors within the commercial property market, increasingly driving the long-term growth, convenience and liveability of communities across Western Australia.
