Why Investors Are Looking Beyond Perth to Karratha

Key Insights
  • Investor Confidence: $65 million in recent property acquisitions.
  • Growth Potential: Major projects could boost industrial tenant demand.
  • Investment Fundamentals: Prioritise tenant quality, lease terms and returns.

There's been some significant investment activity in Karratha recently, with two major property announcements worth a combined $65 million putting the region's workforce accommodation sector in the spotlight.

In April 2026, Singapore-listed Centurion Corporation announced a $45 million acquisition of the Velocity Village and Velocity Motel & Bistro accommodation assets in Karratha.

Just three months later, ASX-listed Fleetwood announced an agreement to acquire the 2,169-bed Red Dog Village in Gap Ridge for $20 million, subject to conditions.

While these aren't traditional commercial or industrial property transactions, they're certainly worth paying attention to. They show the level of investment interest in Karratha and the industries that support our local economy.

What's Attracting Investment to Karratha?

Karratha has a lot more going on than many people outside the region might realise.

According to the City of Karratha, our local economy generates more than $22 billion in annual economic output and supports almost 15,000 jobs.

Much of that activity is driven by the resources and energy sectors, but there's a whole network of businesses supporting those industries.

We're talking contractors, transport companies, equipment suppliers, engineering firms and service providers. And those businesses need somewhere to operate.

That's where commercial and industrial property comes into the picture. Warehouses, workshops, offices, logistics facilities and secure hardstand are all important parts of keeping the region's industries moving.

The Demand Behind the Investment

One of the more interesting figures comes from Fleetwood's 2026 Annual Report, which recorded 96% occupancy at its Searipple Village accommodation facility in Karratha during the financial year.

It's a strong result for that particular facility and gives some insight into the accommodation requirements of the region's workforce.

And looking ahead, there's a substantial pipeline of proposed development.

The City of Karratha's Cumulative Impact Model identifies 36 major projects with a combined indicative capital value of approximately $89.9 billion.

Now, that doesn't mean every project will go ahead. But it does give you an idea of the scale of investment being considered across the region.

What Does This Mean for Commercial Property Investors?

From my perspective, these are encouraging signs, but it's important to look beyond the headlines.

A $45 million accommodation acquisition doesn't automatically mean demand is increasing for every warehouse, workshop or commercial property in Karratha.

Commercial property investment requires an understanding of the local market, the industries supporting it and the businesses likely to occupy those premises.

Tenant demand, lease terms, property condition, operating costs and exposure to particular industries all need to be considered.

And in a regional market like ours, project timelines, workforce movements and commodity prices can have a real impact on business activity.

That's why I always encourage investors to look at the individual property, not just the broader market.

Looking Beyond the Headlines

The recent investment announcements are another reminder of just how important Karratha is to Western Australia's economy.

With billions of dollars in potential projects on the horizon, there's plenty happening across the region worth keeping an eye on.

For anyone considering commercial or industrial property in Karratha, Onslow or Tom Price, understanding the businesses and industries driving our local economy is a good place to start.
