The Mardie Project: What Could it Mean for Karratha's Industrial Market?

Key insights
  • Industrial Demand: Mardie could increase demand for warehouses, workshops and hardstand.
  • Port Opportunities: Expanded port use could attract more logistics and industrial businesses.
  • Changing Property Needs: The shift to operations could create new investment opportunities.

About 80 kilometres south of Karratha, one of Australia's largest new industrial developments is taking shape.

BCI Minerals' Mardie Salt Project is set to become Australia's largest solar salt operation, with plans to produce approximately 5.3 million tonnes of industrial salt each year.

It's a significant project, and one I'm keeping an eye on. Not just because of the investment involved, but because of what it could mean for businesses operating across the West Pilbara.

A Major Investment in Our Region

According to BCI Minerals' 2026 reporting, construction was 85% complete at the end of June, with $1.185 billion spent on construction to date.

What's particularly interesting to me is the money already flowing into the local economy. During the 2025–26 financial year, BCI reported contributing $42 million to Pilbara and Indigenous businesses.

That's a substantial amount of work going to businesses in the region, and a good example of how major projects can benefit industries well beyond the project site.

More Than a Salt Project

Another aspect worth paying attention to is Mardie's port infrastructure.

Mardie Port is designed to handle approximately 20 million tonnes of bulk exports annually, considerably more than the salt operation itself is expected to produce.

BCI has identified the possibility of other resource operators using the port, subject to regulatory approvals.

If that happens, it could open up further opportunities for transport companies, logistics operators, contractors and other industrial businesses servicing the West Pilbara.

What Could This Mean for Karratha's Industrial Property Market?

From a commercial property perspective, this is where things get interesting.

Major projects don't operate in isolation. They rely on contractors, suppliers, transport operators and service businesses, many of which need workshops, warehouses, secure hardstand and good access for heavy vehicles.

And as projects move from construction into operation, the needs of those businesses can change.

Of course, a billion-dollar development doesn't automatically mean increased demand for industrial property in Karratha.

Much will depend on where contractors establish themselves, how the project progresses and whether the port attracts additional users.

But these are exactly the kinds of developments I believe local property owners, investors and businesses should be paying attention to.

Looking Ahead

With the first salt shipment targeted for early 2027, Mardie is another significant development in the Pilbara's evolving industrial economy.

For anyone who owns, leases or is considering investing in commercial or industrial property in Karratha, understanding what's happening across the wider region is important.

I'll be watching how Mardie progresses, particularly what it could mean for the businesses supporting the project and the industrial property market here in Karratha.
