It's a trend we're seeing nationally, but it's even more significant here in the Pilbara, and here in Karratha, I can attest to just how rarely they come to market.

Across Australia, industrial and logistics property continues to experience strong occupier demand.

According to CBRE's latest Australia Industrial & Logistics Vacancy Report, Perth recorded one of the country's tightest industrial vacancy rates at just 1.0%, highlighting the ongoing shortage of quality industrial space and the difficulty of replacing existing facilities.

For specialist assets such as refrigerated warehouses, those supply constraints become even more pronounced.

Unlike a conventional warehouse, purpose-built cold storage facilities require specialised insulated construction, industrial refrigeration systems, significant electrical capacity, food-grade finishes and carefully engineered temperature-control systems. These are substantial investments that cannot be replicated quickly or inexpensively.

For businesses looking to expand, an existing operational facility removes the need for years of planning, approvals and capital investment.

The Challenge Is Even Greater in the Pilbara

Those national supply constraints become even more significant in regional Western Australia.

A comprehensive freight study commissioned by the City of Karratha found that independent cold storage facilities across the Pilbara are limited outside major supermarkets and mining camps.

The report also highlighted that much of the region's refrigerated freight travels more than 1,600 kilometres from Perth, increasing transport costs, delivery times and reliance on efficient local storage infrastructure.

Importantly, the study noted that Darwin had substantially greater independent cold storage capacity than the Pilbara despite servicing a comparable northern economy, further highlighting the relative shortage of specialist refrigerated facilities within our region.

For businesses relying on temperature-controlled products, having access to local refrigerated storage isn't simply convenient, it can be critical to maintaining supply chains, reducing freight risks and meeting customer expectations.

Commercial coolrooms and refrigerated storage are essential infrastructure for far more businesses than many people realise.

As the Pilbara economy continues to diversify alongside its globally significant resources sector, demand for specialist industrial infrastructure is expected to broaden even further.

The City of Karratha already generates more than $22 billion in annual economic output and supports approximately 15,000 jobs, with ongoing investment focused on attracting new industries, supporting local businesses and strengthening regional supply chains.

Building New is Expensive and Complex

Constructing a modern refrigerated warehouse involves considerably more than building a standard industrial shed.

Commercial cool rooms require specialised insulated panel systems, industrial refrigeration equipment, upgraded electrical infrastructure, food-grade finishes, drainage design and ongoing compliance with strict food safety and temperature control requirements.

The Refrigerated Warehouse & Transport Association of Australia describes the cold chain as critical infrastructure supporting Australia's food security and economy.

For many businesses, developing this type of facility from the ground up can involve significant design work, lengthy approvals and substantial capital expenditure before operations can even begin.

That's why existing facilities rarely come onto the market and why they're often highly sought after when they do.

Speaking with businesses across Karratha, one trend has become increasingly clear to me.

Companies aren't simply looking for another warehouse.

They're looking for facilities that allow them to begin operating immediately.

Where specialist infrastructure is already in place, businesses can avoid lengthy construction programs, reduce upfront capital expenditure and focus on running their operations instead of building them.

For many owner-occupiers, that's becoming just as valuable as the property itself.

The Pilbara's location means freight efficiency plays a critical role in business success.

Research commissioned by the WA Government found that improving freight efficiency into the Pilbara could reduce freight costs by up to 50% and delivery times by up to 70%, highlighting the value of well-positioned industrial infrastructure within the region.
