Every enquiry tells a story. While one phone call doesn't define a market, a consistent pattern of enquiries can provide valuable insight into where business confidence sits and the types of properties companies are actively searching for.
Over the past few months, I've noticed several clear trends emerging in Karratha's commercial and industrial property market.
Businesses need practical industrial space
One of the strongest areas of demand is from businesses looking for functional industrial properties that allow them to operate efficiently.
One recent enquiry is from a business requiring:
- Space for approximately 10 vehicles
- Staff parking
- A small warehouse or workshop
- Secure storage for equipment, chemicals and machinery
- Office space for a small team
Finding properties that tick all of those boxes isn't always straightforward, particularly when businesses need room to grow as well as immediate functionality.
Larger industrial facilities remain in demand
I'm also working with businesses looking for substantially larger industrial premises.
Current requirements include:
- Warehouse space between 600sqm and 1,000sqm
- Approximately 200sqm of office space
- Customer reception
- Male and female amenities
- Hardstand
- Heavy vehicle access
- Flexible site layouts
These enquiries reflect the needs of businesses supporting major resource and infrastructure projects throughout the region.
For many operators looking for warehouse space, the goal is also finding a property that improves efficiency, supports staff and allows heavy equipment and vehicles to move safely around the site.
Owner-occupiers are still active
It's not only tenants looking for opportunities.
I'm currently working with buyers seeking industrial properties with:
- Budgets between $1 and $2million
- Warehouse or workshop facilities
- Office accommodation
- Sites up to 6,000sqm
Owner-occupiers remain an important part of Karratha's commercial property market. For many businesses, owning their premises can provide greater long-term certainty while allowing them to invest in facilities that suit their operations.
Why are we seeing this demand?
These enquiries aren't happening in isolation.
Across the Pilbara, several major projects continue to drive business activity.
Woodside Energy's Scarborough Energy Project and Pluto Train 2 are approaching completion, with more than $215 million in contracts awarded to approximately 170 Pilbara businesses, supporting local suppliers and contractors throughout construction (Woodside Energy).
At the same time, Perdaman's Ceres Urea Project continues to progress, while Rio Tinto maintains significant investment across its Pilbara operations. The Pilbara Development Commission estimates there are approximately $269 billion worth of projects across the region, with almost $50 billion already committed or under construction (Pilbara Development Commission).
Projects like these don't just create jobs on site.
They create demand for transport companies, engineering firms, maintenance contractors, fabrication businesses, environmental consultants, logistics providers and countless other service industries. Many of these businesses need commercial and industrial premises to support their operations.
What does this mean for property owners?
Every market changes over time, and no single enquiry guarantees future demand.
However, understanding what businesses are actively searching for today can help property owners make informed decisions about selling, leasing or even improving their assets.
